The Flexmls Broker Distribution Tab

Did you know that with your listings - your data syndication is under your control? One tool in your arsenal is the Broker Distribution tab in Flexmls listing add/maintenance. This tab has four powerful options that help put your listing where the seller prefers.
As always - please check with your Broker-in-Charge in case there are any brokerage-level policies around these options.

Important Notes:
It's very important to understand that these options are seller directed and should be checked only at their instruction.
Where these options can exclude various data points from displaying online, keep in mind these MLS settings can only affect websites powered by an MLS data feed.
These settings inform the site recipients of how certain listings should be displayed. If you see an error or issue, please contact Support@CHSMLS.com and we will contact the data feed recipient.
Let's dive in...
Checkbox One: Seller Directs Listing to be Excluded from Internet
This option is very powerful. If your seller does not want their listing anywhere on the internet, you can check this box at their instruction, and the listing will not be displayed on the internet. This checkbox would override any syndication to IDX feeds, the MLS direct feed to Realtor.com, and any direct feeds that your brokerage may have in place.
The help text reads:
Check this box if the seller has directed that the property to be excluded from being marketed anywhere on the internet.
Checkbox Two: Seller Directs Address to be Excluded from Internet
If your seller would like their home marketed on the internet, but do not want to share the address online, you can check this box at their instruction, and while the listing data will disseminate to applicable sites, the physical address should not be displayed on the website listing page.
The help text reads:
Check this box if the seller has directed that the address of the property not be displayed on the internet.
Checkbox Three: Seller Directs Listing to Not Be Used in AVMs on Internet
If your seller would like their home marketed on the internet, but do not want any property data to be included in any Automated Valuation Models (AVMs), you can check this box at their instruction, and while the listing data will disseminate to applicable websites, an AVM should not be displayed on the listing.
The help text reads:
Check this box if the seller has directed that no AVM's should be displayed on this listing.
Checkbox Four: Seller Directs Listing to Not Allow Comments on Internet
If your seller would like their home marketed on the internet, but do not want to allow any comments on websites that may allow comments, you can check this box at their instruction, and while the listing data will display, no comments would be allowed on a site that may have a comment section.
The help text reads:
Check this box if the seller has directed that third parties should not be able to comment on this property on a website.
