Beginning Monday, July 27th, CHS Regional MLS members will have access to the new Flexmls Model Context Protocol (MCP) server from FBS Data. This integration connects your AI assistant directly to live MLS data, allowing you to search listings, analyze market activity, and access your own data through simple, conversational prompts.
What Is the Flexmls MCP Server?
MCP is an open standard that allows AI assistants to connect securely to external data sources - a direct line between your AI assistant and the MLS. Once connected, your AI can retrieve real-time MLS data on your behalf, respond to natural language questions, and surface the information you need faster than traditional search workflows. This is not a chatbot or general AI tool, but a secure, read-only connection to CHS MLS data.
Before you dive in, we encourage you to check with your Broker-in-Charge for any brokerage-level AI related policies or best practices.
What Can You Do With It?
Once connected, you can ask your AI assistant questions like:
"Show me active listings under $450,000 in James Island with at least three bedrooms."
"What are the average days on market for single-family homes in Mount Pleasant this quarter?"
"Pull up my listings that have had price reductions in the last 30 days."
"How many condos closed in Daniel Island in the past six months, and at what average price?"
Your AI assistant interprets your question, queries the MLS through the MCP server, and returns results - all within your AI chat window.
Which AI Tools Are Compatible?
The Flexmls MCP server works with any AI assistant that supports an MCP connection, including but not limited to:
Claude (Anthropic)
Available at claude.ai on Pro, Max, Team, and Enterprise plans. MCP connections are managed under Settings > Integrations, where you can add the Flexmls server with a URL and a few clicks. Setup instructions
ChatGPT (OpenAI — Business and Enterprise plans)
MCP support in ChatGPT is currently available to Business and Enterprise/Edu customers and requires admin-level configuration. Individual users on personal plans should refer to the setup documentation to confirm current availability for their plan. Setup instructions
Microsoft Copilot Studio (Business and Enterprise)
Copilot Studio supports MCP through its built-in onboarding wizard. Navigate to your agent's Tools page, select Add a tool, then New tool, and choose Model Context Protocol to add the Flexmls server. This option is best suited for organizations already using Microsoft's AI ecosystem. Setup instructions
Gemini (Google — Enterprise and developer environments)
Google's Gemini supports MCP connections through Gemini Code Assist agent mode and Gemini Enterprise. Configuration is managed through a settings file or the Google Cloud console, depending on the product tier. Setup instructions
This isn't an exhaustive list - new assistants add MCP support regularly, and any of them will work.
What is the cost?
To connect the MCP server to your AI tool there is no cost from CHS MLS. It is just another way to access the MLS database through your existing membership. Whether or not there is a cost to you from your preferred AI tool, however, would depend on your chosen membership level, how many prompts/tokens you are using, and other factors that are solely up to you.
How to enable this in your Flexmls AI Settings
Before you can establish the MCP connection in your AI tool, you must enable it in your Flexmls account.
1. Login in to Flexmls
2. Click Menu in the upper left
3. Click AI Settings under the Preferences column
4. Click to Enable, and review/accept the terms
5. Copy the link that populates
A Note on Accuracy and Responsible Use
The Flexmls MCP server retrieves live data directly from the MLS, but working with AI tools requires an informed and thoughtful approach. Before relying on any AI-generated output for business decisions, client communications, or market analysis, keep the following in mind.
Verify your results. AI assistants are powerful, but they are not infallible. Results returned through the MCP server should be cross-checked against Flexmls, particularly for time-sensitive or high-stakes information. An AI may occasionally misinterpret a query, apply an unintended filter, or present data in a way that does not fully reflect what you were asking for.
How you ask matters. AI assistants respond to the language you use. Vague prompts can return incomplete or imprecise results. Being specific will produce more accurate and useful responses. If a result doesn't look right, try rephrasing your question with more detail before acting on the output.
Understand the limitations. The MCP server provides read access to MLS data. It does not replace Flexmls, your professional judgment, or your obligation to provide clients with accurate information. AI-generated market summaries and statistics should be treated as a starting point for analysis, not a finished work product.
AI is a tool, not an expert. The AI assistant facilitating your queries has no knowledge of your market, your clients, or the nuances of a specific transaction. It processes language and returns data - the expertise and professional responsibility remain with you.
Consult your Broker-in-Charge. When in doubt, consult your BIC for guidance and any brokerage-level AI related policies or best practices.
