Coming Soon Listings Will Be Distributed via IDX, Syndication Beginning 5/7

Beginning Thursday, May 7th, Coming Soon-No Showings listings entered in the CHS Regional MLS will be included in IDX data feeds, included in the Realtor.com active listings feed (for participating brokerages), and included in Flexmls subscription emails.

What's changing

Previously, listings in Coming Soon-No Showings status were visible within the MLS system to members only. Under this policy update, Coming Soon-No Showings listings will distribute through IDX the same way Active listings do - giving buyers earlier visibility into properties that are preparing to come to market, and giving your sellers broader exposure before their listing officially goes live.

Why this change

The industry has been rapidly evolving in brokers desire to expose pre market listings, and IDX distribution of Coming Soon-No Showings inventory is now a broadly adopted practice across MLSs nationally. This update aligns CHS Regional MLS with this trajectory while preserving the seller choice protections already built into our system.

What’s not changing

Cooperation rules remain the same. Coming Soon-No Showings listings are still subject to the existing showing restrictions that apply to that status - the change is about data distribution, not showing permissions, or any other piece of the “Coming Soon” – No Showings status rule set.

Seller opt-out remains available

Sellers who prefer that their listing not appear on the internet - including during the

Coming Soon period - can still direct that through the Broker Distribution tab in the listing entry form. The Seller Opt Out section gives sellers control over internet display, address visibility, AVM use, and public comments.

If a seller directs their listing to be excluded from the internet, that election will be honored regardless of listing status, including Coming Soon-No Showings. Make sure you're having that conversation with your sellers at the time of listing and documenting their preference in the platform.
